Is Underfloor Spray Foam the Same as Loft Insulation? Differences in Damp, Ventilation & Risk Explained

Not all spray foam insulation is the same. The type used under your floor is very different from the spray foam sometimes used in lofts, and it behaves in a completely different way.

Q-Bot’s underfloor insulation is installed beneath your home, in the space under suspended timber floors. It uses robots to apply insulation evenly and safely, with every installation checked and recorded.

The goal is simple: turn cold, draughty floors into warm, dry, energy-efficient ones.

The difference between warm floors and cold roofs

A key principle in insulation is to keep the structure of your home (like timber) warm and dry.

Q-Bot applies insulation directly to the underside of your floorboards. This keeps the floor structure warm, inside the insulated part of your home, and reduces the risk of damp or rot.

Q-Bot applies insulation directly to the underside of your floorboards. This keeps the floor structure warm, inside the insulated part of your home.

Some loft spray foam installations do the opposite: leave roof timbers on the cold side of the insulation. If ventilation is poor or blocked, moisture in the air can settle on cold surfaces and turn into condensation. Over time, this can lead to damp and damage, which is why loft spray foam has had negative press and mortgage concerns.

Managing moisture, the right way

When warm air carrying moisture and hits a cold surface, the water vapour condenses into liquid – this is called the dew point. In buildings, this is the point where damp and decay risks begin.

Q-Bot’s underfloor insulation design keeps the timber above the dew point. By applying a continuous, closed-cell layer to the underside of the boards, the dew point is moved below the insulation, into the ventilated void, where any moisture can dissipate naturally.

Independent studies have shown that:

  • Timber moisture levels stay well within safe limits (11–14 %)
  • Humidity under the floor reduces after the insulation is installed

This approach follows UK best practice guidance for insulating suspended timber floors.

Designed for safety and compliance

Every Q-Bot installation follows BEIS Best Practice, PAS 2035 retrofit standards and UK Building Regulations for ventilation, moisture control and safety.

  1. Pre-install checks: Your home is assessed for ventilation, moisture levels and suitability before any work begins.
  2. Installation: The insulation is applied evenly, even in hard-to-reach areas. Air vents under your home are also checked and, if needed, improved to make sure airflow is maintained.
  3. Full quality checks: Every job is reviewed before certification.
  4. Digital records: Photos, videos and data are stored for permanent record of the work. Every Q-Bot installation leaves a verifiable digital record that homeowners, surveyors, and retrofit coordinators can review at any time.

Will the installation affect my mortgage?

You may have seen news stories about spray foam causing mortgage problems, where the foam was applied directly to roof tiles or rafters, often outside of Building Regulations and without required ventilation. These situations relate to loft installations.

Here’s why Q-Bot’s system is different:

  • Installed under floors, not in the roof
  • Designed to maintain proper ventilation
  • Fully compliant with UK building standards
  • Comes with long-term guarantees and full documentation

Q-Bot provides clear evidence of what has been installed. This transparency allows surveyors and lenders to see that the work is safe and properly carried out.

We are not aware of any major UK lender that has published a specific policy prohibiting Q-Bot underfloor insulation. However, lender and surveyor policies can vary, so if you are buying, selling or remortgaging, we recommend checking with your mortgage broker or lender and explaining that the insulation is installed under the floor, not in the roof.

The bottom line

Underfloor insulation and loft spray foam are not the same thing.

Q-Bot keeps your floor warm and dry while maintaining proper ventilation, so your home stays healthy and energy efficient.
